2: Research & market access

Leveraging our extensive industry network, we source both off-market and pre-market commercial property opportunities that are rarely accessible to the public.
Each opportunity is presented with a detailed assessment including:

  • Tenant covenant strength
  • Income and outgoings
  • WALE (Weighted Average Lease Expiry)
  • Non-legal lease review
  • Asset type and building quality
  • Value-add opportunities (rent reversion, unutilised FSR, repositioning potential, etc.)
  • Exit strategies
  • Flood, heritage, or zoning risks
  • Comprehensive risk analysis
  • Broader market trend insights

3: Property assessment & due diligence

We conduct thorough inspections to confirm the asset’s suitability. Where required, private viewings or video walkthroughs are arranged at your convenience. Following this, we hold a detailed consultation to evaluate the property against your strategy.
If you choose to proceed, we coordinate specialist due diligence reports including, but not limited to:

  • Building and pest inspections
  • Fire safety assessments
  • Legal review of sale documentation and leases

Our role is to provide independent advice on the asset’s strengths, weaknesses, location, and long-term potential, giving you the clarity and confidence to make informed decisions.

4: Negotiation

Once a suitable acquisition is confirmed, we initiate a tailored negotiation strategy to secure the most advantageous price and terms.
This involves a full analysis of the asset's true value, based on:

  • Tenant quality and security of income
  • Broader market trends
  • WALE (Weighted Average Lease Expiry)
  • Asset type and physical condition
  • Comparable market analysis (square-metre rates, yield ranges, development potential, etc.)

5: Acquisition

We manage the entire process from agreed terms through to settlement, liaising with all parties to ensure a seamless transaction. Acting as your conduit between agents, solicitors, and consultants, we safeguard your interests at every stage until the acquisition is successfully completed.
